West Palm Beach Tech Growth: Real Estate, Talent and AI

West Palm Beach's tech growth is tied to finance, real estate, AI education, tourism technology, and the broader South Florida talent migration.

A Layered Tech Story, Not a Single Campus

West Palm Beach’s technology growth does not hinge on one headquarters move. It is a stack of separate decisions: an enterprise software company planting an AI hub downtown, a private university planning a graduate campus, finance firms leasing new office towers, and public agencies rebuilding how they run technology. Read together, they make the city a real estate, talent and AI story at once.

For owners, landlords, founders and job seekers, the useful question is which of those moves are signed and funded, which are planned, and what each one means for space, hiring and services in the downtown core. The answers differ by track, and so do the timelines.

The AI Anchor at 10 CityPlace

The clearest marker is ServiceNow. In September 2025 the enterprise AI software company announced a regional innovation hub and AI Institute at 10 CityPlace, a new Related Ross development, committing to up to 200,000 square feet as anchor tenant. The company said the site is expected to create more than 850 jobs over five years, with a heavy focus on product innovation roles.

ServiceNow said the AI Institute will include a dedicated startup accelerator space offering mentorship and pilot opportunities to early-stage technology companies, an Executive Briefing Center for customers, and ServiceNow University programming with AI-focused education and certification for employees, partners and the local community. For local founders, that accelerator and training access is the practical opening to watch as the building comes online.

Talent: A Graduate Campus in Planning

The talent side is moving on a longer timeline. In January 2026 Vanderbilt University announced it is proceeding with a planned graduate campus in West Palm Beach and launched a $250 million fundraising phase for the project. The university says the campus will seek regulatory approval for graduate programs in finance, management, engineering, space technology and innovation, defense technology and manufacturing, and business innovation, with AI and data science education integrated throughout.

Vanderbilt notes that academic plans remain in development and subject to approval by the Florida Commission for Independent Education, so the programs are not yet open. For employers, it is a pipeline signal worth tracking rather than a hiring source today.

Real Estate: Office Space Follows the Tenants

The office market is where those decisions show up first. The Gazette’s earlier coverage of Palm Beach County office construction, drawing on Cushman and Wakefield first quarter 2026 data reported by Bisnow, found more than 1.4 million square feet of office space under construction in the county. Finance tenants are part of that demand alongside technology firms.

For a small company, the takeaway is practical. New Class A space downtown is being built for larger anchors, while smaller teams may find better terms in existing buildings, coworking or nearby submarkets. Confirm current asking rents, vacancy and delivery dates with a broker before signing.

Public Agencies Are Modernizing Too

Public and nonprofit organizations are adding to the technology layer. Palm Beach County runs an Office of Technology and Innovation, which describes itself as a technology organization focused on service excellence and secure, resilient operations, and says the county was recognized eighth in the nation in the Digital Counties awards for counties of 1 million or more residents.

In tourism, Discover The Palm Beaches launched a Destination Technology department in 2026 to centralize technology strategy, enterprise platforms, data and intelligence, and the adoption of AI tools, as Venture Tech Chronicle reported. Regionally, the South Florida TechGateway describes itself as a public and private partnership to grow, attract and retain technology business, capital and talent from West Palm Beach to Miami.

What Owners and Founders Can Do Now

Treat the city’s tech growth as a set of separate tracks, each with its own timeline. ServiceNow’s hub is signed and anchored to a specific building; the Vanderbilt campus is planned and awaiting approvals; office supply depends on delivery dates; and agency modernization shows up in procurement and service changes.

Service businesses near CityPlace and the downtown core can plan around the arrival of new office workers. Founders can follow ServiceNow’s accelerator and training programs as they open, and tourism and hospitality vendors can watch Discover The Palm Beaches procurement for technology work. Anyone leasing or hiring should anchor plans to signed deals and published dates rather than projections.
