Wrong geography, a “for sale” listing, work started before Board approval, or a tenant filing without owner authorization are the expensive almost-eligible mistakes. Confirm Priority Area status and the controlling PDF at the appointment—not from a neighbor’s memory of last year’s flyer.
Why now: the commercial stack is open, funded, and calendar-bound
The live hub states the FY2025–2026 application process is OPEN, that you must make an appointment to submit a complete package (no walk-ins), and that the last day to submit is June 30, 2026, based on funding availability. Most November 2025 program PDFs repeat that June 30 header. The March 2026 Restaurant Rent Emergency Stability Grant PDF header instead states June 26, 2026. Treat the hub’s June 30 line as the default calendar for the stack, ask staff which date controls your program at the intake appointment, and do not wait until late June if your corridor’s pool is already thinning.
Funding is first-come / Board-discretion language across the packets. An application is not a guarantee. What it is. Matching help to eliminate exterior obsolescence, remove deterioration, and raise curb appeal on commercial/mixed-use buildings in the CRA—windows, doors, roofing, lighting, awnings, paint, landscaping, parking/walkways, signage as part of a façade project, and related eligible exterior work listed in the PDF.

What it is. Emergency rental assistance for restaurants in CRA Priority Areas facing economic hardship—not a construction-mitigation rent share and not a permanent rent program.

What it is. A production incentive to attract film work into Hallandale Beach and the HBCRA—and to push local spend into lodging, rentals, food, city services, and related qualifying costs.

Built to improve restaurant operating efficiency and attract dining destinations on District 8 (NE 1st Ave) and Foster Road, with priority use types that include microbreweries/wine bars, specialty coffee, trendy urban restaurants (including health food), specialty donut shops, and family-oriented restaurants. Verified award table on the CKG application: 80/20 match up to $125,000 for those two corridors. Owner and restaurant/food-prep operator file jointly. Application check $250.00. The District 8 Focus Area sheet discusses discretionary higher kitchen language in places; treat the CKG application PDF as the owner packet you download, and ask staff which document controls your award before you budget past $125,000.
Commercial Interior Renovation Grant (CIRG PDF). Interior improvements, restoration, permanently attached fixtures/systems, and related eligible costs. Verified Priority Area table: several corridors at 70/30 up to $40,000; Foster Road and NE 1st Ave at 80/20 up to $50,000; outside Priority Areas 60/40 up to $30,000. Tenant Lease Surety / Rent Subsidy (TLS PDF). District 8 only (NE 1st Ave, Hallandale Beach Blvd to NE 5th St). Property Tax Reimbursement. For substantial capital improvements or new construction on eligible commercial, multifamily, or mixed-use property in the CRA. Annual grant limits on taxes paid: Years 1–2 95%, Years 3–4 50%, Year 5 25%, for a maximum five-year run. Owner/developer is the applicant. $250.00 check.
Neighborhood Amenity Incentive. Qualified Retail path reimbursing City fees up to $15,000. $250.00 check.
Commercial Business Grant Program. Short-term forgivable loan not to exceed $200,000, forgiven 20% each year the applicant remains in business and keeps the intended use under the agreement. $250.00 check. Read this as expansion/attraction capital with multi-year compliance—not a façade reimbursement.
Signage (CSGP). CRA-wide curb-appeal sign help at 60/40 (owner/HBCRA); $100.00 check; complete within two months of approval; sign must remain with the property 24 months or repay HBCRA’s 40%.
Mural. CRA-wide artistic murals (not commercial narrative signage—those go to Planning and Zoning). District 8 priority. Proposals requesting over $25,000 require Board approval. $100.00 check; complete within two months of approval per process language.
District 8 streetscape twin (one paragraph, different job)
If your problem is active NE 1st Avenue streetscape construction—access, visibility, parking, foot traffic—and you can document roughly a 20% revenue decline versus the six months before construction, with an active BTR and doors open, read the Gazette’s already-live District 8 CRSP + CBALP construction-mitigation owner map. CRSP can cover up to 50% of rent (or owner-operator mortgage principal and interest) for up to 12 months; CBALP is a one-time forgivable loan up to $20,000 for operating costs, first-come. That is impact-phase survival capital. It is not a substitute for the FY25–26 façade, kitchen, film, or RRESG packets on this map—and you should ask staff whether any stacking or same-cost screens apply before you file both worlds.
Owner action checklist (this week)
- Confirm CRA / Priority Area geography. Match your address to the Priority Area list and District 8 boundaries with HBCRA staff.
- Pick the right track. Façade vs. interior vs. kitchen vs. RRESG vs. TLS vs. film vs. jobs vs. tax reimbursement—wrong PDF wastes the appointment.
- Call (954) 457-2228 and book. Say you are filing a FY2025–2026 commercial program packet. Ask which deadline controls your program if you are on RRESG.

Good means: the Program Grant (or loan) Agreement and any required recorded documents are executed on the PDF timeline; you paid your match before expecting disbursement; permits and completion clocks in the agreement are real calendar items; you stay open where the program requires it; you do not treat Board approval as an entitlement; and you confirm any five-year reapply lock, sale/transfer repayment clause, or film credit/IMDb obligation before you cash the relationship.
